Project Description

This project demonstrates that improving sustainability and liveability does not always require an extension. Through strategic remodelling of the existing floor plan, the home was transformed into a brighter, more comfortable and energy-efficient environment, without increasing its overall size and footprint.

 

Our client primarily wanted somewhere to put a billiards table, which had kept in storage since moving into the home, due to the home’s poor internal configuration. The home’s poor solar orientation and thermal performance were also key concerns, in addition to an unutilised rear deck. 

 

The deck width was reduced and the home’s interior reconfigured to create improved living spaces, in addition to optimising thermal comfort and access to the outdoor deck. The enhanced living spaces feature large-span openings, clerestory operable windows and extra-deep roof overhangs, making the home both visually appealing and comfortable throughout the seasons. The skillion roof form is an essential design component that enhances the home’s aesthetics, maximises northern light and expels hot air in summer. 

 

The compact nature of this renovation enabled the project to proceed through a fast-tracked Complying Development Certificate (CDC) approval pathway, allowing construction to commence without the need for a Council Development Application.

EXISTING BUILDING FOOTPRINT

Sometimes you don’t necessarily need to extend out to provide more liveable space, the existing spaces just need remodelling. This project illustrates how we tackled our clients brief to provide more ‘room’ and improved indoor/outdoor amenity, with a modest design response that retained the existing building footprint. 

 

The owner of this home was happy with its current size but was acutely aware of the poor natural light, limited indoor/outdoor connections and awkward spatial arrangement. By reconfiguring the homes interior layout, roof, window and door openings, the available spaces are much better utilised and infused with natural light.

 

The enhanced living spaces feature large span openings, clearstory operable windows and extra deep roof overhangs which made the home both visually appealing and comfortable throughout the seasons. The skillion roof form is an essential design element that enhances the homes aesthetics, in addition to promoting well-being by optimising the available northern light. 

 

The compact and modest nature of this renovation enabled Look to expediate this Building Approval via a fast-tracked Complying Development Certificate (CDC), without any Council Approvals.
